Information we collect

We collect only what we need to run the site and respond to you:

• Contact and tour requests. When you submit a form, we receive the information you enter: your name, email address, phone number, your message, and the property you asked about.
• Consent records. If you check the box agreeing to be contacted by phone or text message, we record that choice together with the date and time, your IP address, and the wording you agreed to, so we can show when and how consent was given.
• Information stored in your browser. Your language preference and the homes you save are kept in your browser's local storage on your own device. This information is not sent to us, and you can remove it at any time by clearing your browser's site data.
• Server logs. Like most websites, our servers and hosting provider automatically record technical information such as your IP address, browser type, the pages requested, and the date and time of each request. We use these logs to keep the site running, secure, and free of abuse.

We do not ask you to create an account, and we do not knowingly collect sensitive information such as Social Security numbers or financial account details through this site. Please do not include that kind of information in your messages.

• With service providers. We use companies that help us operate the site, such as web hosting, email delivery, and customer relationship management (CRM) software. Inquiry details may be forwarded automatically to our CRM. These providers may use the information only to perform services for us.
• Not with the MLS data vendor. Listing data is supplied to us by the multiple listing service (MLS) and its data vendor. Information you submit through our forms is not sent to them.
• For legal reasons. We may disclose information if required by law, subpoena, or court order, or when we believe in good faith that disclosure is necessary to protect our rights, your safety, or the safety of others, or to investigate fraud.
• In a business transfer. If the brokerage's business is merged, sold, or reorganized, information may be transferred as part of that transaction, subject to this policy.

Maps, photos, and other third-party content

Some parts of the site load directly from other companies' servers. Map tiles come from OpenStreetMap and, in satellite view, from Esri. Listing photos load from the servers of the MLS or its data vendor. When your browser requests this content, those providers receive your IP address and standard browser information, and their own privacy policies apply.

Links to other websites are provided for convenience. We are not responsible for the privacy practices of those websites.

Cookies and tracking

We do not use advertising cookies, analytics cookies, or tracking pixels, and we do not build advertising profiles. The only data the site stores in your browser is your language preference and your saved homes, as described above. Because we do not track visitors across other websites, browser "Do Not Track" and Global Privacy Control signals do not change how the site works.

How long we keep information

We keep inquiry and contact information for as long as needed to respond to you and provide real estate services, and afterward for as long as required by law, licensing regulations, or brokerage record-keeping rules, which often require keeping records for several years. Consent records are kept as long as needed to demonstrate consent. Server logs are kept for a limited period and then deleted. When information is no longer needed, we delete or anonymize it.

Your choices and rights

You may ask us to tell you what personal information we have about you, to correct it, or to delete it. We will honor these requests unless we are legally required to keep the information.

Depending on where you live, you may have additional rights under state privacy laws, such as the California Consumer Privacy Act as amended by the California Privacy Rights Act (CCPA/CPRA) and similar laws in other states, where those laws apply.
